How to Buy & Register Land Or Property In Maharashtra?

Buying a piece of land in Maharashtra can prove to be extremely lucrative especially in regions close to Mumbai, Thane, Navi Mumbai, Pune and Nagpur. However, buying land is not the only thing you have to do. Once, your buying process is over you need to make sure you register the piece of land and transfer its ownership in your name.

How to register your property / piece of land?

As per the Section 23 of the Indian Registration Act, 1908 you are required to present a fully stamped document along with the paper required before the Sub-Registrar within the prescribed time limit of 4 months from the date of execution of the property purchase. There is no application or so required.

What Documents are Required?

  • If the building has been constructed after 1990, the Completion Certificate or Commencement Certificate
  • If the building is constructed before 1990, the Assessment Tax Bill (Property Tax Bill) & Societies letter
  • One photocopy of the Deed along with butter paper
  • Other documents relating to that type of document
  • The ULC order
  • Collector’s NOC
  • Property Card

Fees to be paid

The registration fee of the entire process is about 1% of the market value or upto a maximum of Rs.30,000/- The same is accepted by a Challan or by paying cash in the Reserve Bank of India or by Pay Order. The Stamp Duty is calculated as per Ready Beckoner’s rate, which is decided according to the Division of Property and Cadastral Survey No. or CTS No. of the property.

Procedure

During the registration process, the executant of the Deed and two eye-witnesses are required to be present during the lodging of the Deed for registration. The entire registration procedure does not take more than 30 minutes and the registered document will be delivered to the concerned party right on the same day.
